摘要
城市不动产结构的优化有助于促进资金和人才集聚,进而加速城市的创新产出。从供给侧出发衡量不动产的数量结构,在城市创新产出影响因素的基础上,分别构建了不动产供给数量结构直接和间接加速城市创新产出的理论模型,证明了不动产供给数量结构的加速效应。选取2008-2016年中国34个都市圈中心城市的数据,利用包含有不动产供给数量结构与创新产出、人才投入、资金投入交互项的动态面板数据模型进行实证分析,结果表明不动产供给数量结构不仅会对城市创新产出有直接加速效应,也会通过增加研发资金和研发人才投入对城市创新产出产生间接加速效应,且不动产供给数量结构通过人才投入所带来的加速效应明显大于不动产结构通过资金投入所带来的加速效应。因此,政府要从建立高质量的人才生活空间为出发点优化不动产结构,创造吸引人才的良好环境,有效发挥不动产供给数量结构通过人才投入促进城市创新产出的作用。
The optimization of urban real estate structure helps to promote capital and talent agglomeration,which in turn accelerates urban innovation output.This paper measures the quantitative structure of real estate from the supply-side.Based on the influencing factors of urban innovation output,this paper constructs the theoretical model about the direct and indirect acceleration of quantity structure of real estate supply on urban innovation output.The model proves the acceleration effect of quantity structure of real estate supply on urban innovation output.This paper selects the data of 34 central cities in China from 2008 to 2016 and an empirical analysis is made by using dynamic panel data models,including the interaction items of quantity structure of real estate supply and innovation output,talent input,and capital input.The results show that the quantity structure of real estate supply not only has direct acceleration effect on the urban innovation output,but also has indirect acceleration effect by increasing R&D capital input and R&D talent input.What’s more,the acceleration effect brought by talent investment is obviously greater than that brought by capital investment.Therefore,the government should optimize the quantity structure of real estate supply by establishing high-quality human living spaces,creating good environment to attract talents,and effectively play the role of the quantity structure of real estate supply in promoting urban innovation output through talent input.
