摘要
城市邻避设施的建设不仅破坏了周围的生态环境,危害居民的身体健康,在一定程度上也对住宅价格产生了影响与波动。本文以宁波市为研究区,利用2018年7-9月的17619条住宅单元相关数据,构建特征价格模拟,探讨六类邻避设施对住宅价格的空间影响效应。结果表明:第一,进入模型的邻避设施变量对住宅价格均产生了负面影响;第二,各类邻避设施对住宅价格的影响程度和影响范围差异显著;第三,对住宅价格影响程度较大的前10个特征变量中,邻避设施变量占近1/3,其影响效应不容忽视。
The construction of NIMBY facilities in cities not only destroys the surrounding ecological envi-ronment and endangers the health of residents,but also affects and fluctuates the housing price to some ex-tent.Taking Ningbo city as the research area,using the data of 17,619 residential units from July to Septem-ber 2018,the characteristic price simulation was built to explore the spatial impact of six types of nimby fa-cilities on the housing price.The results show that:First,the nimby facility variables entering the model have a negative impact on the housing price;Second,the influence degree and scope of various nimby facilities on housing price are significantly different;Third,among the first 10 characteristic variables that have a great influence on the housing price,nimby facility variable accounts for nearly 1/3,and its influence ef-fect cannot be ignored.
