摘要
全面、深入认识城市轨道交通与房地产开发的互动关系是成功实施两者一体规划、联合开发的理论基础.笔者以寻求轨道交通盈利途径及房地产开发新契机为线索,分析了它们之间的内在联系与作用机理.研究表明,城市轨道交通解决了其节点地区高强度开发所带来的常规交通难以满足的可达性需求,使稀缺的城市中心土地具有某种程度的可替代性,从而增加了优质区位开发用地的供给量;而沿线房地产开发,有助于轨道交通的外部效应内部化以及轨道交通客流量的提高.
