摘要
以收益还原法为基础,定量分析了土地使用权年限和还原利率、地价评估误差以及土地纯收益间的关系,通过实际计算与分析,得到了不同条件下、不同用途土地的适宜出让年限。并根据我国现行相关法律条文的规定,对土地实际使用过程中因土地使用年期可能会带来的一系列问题进行了探讨。
Based on the theory of income approach, this paper analyzes in an quantitative manner the relation of land use term and yield, land-value evaluation error and pure income, and gets proper terms for different purposes of land use and in different conditions by means of practical calculation and analysis. According to relevant laws, this paper also discusses a series of problems caused by land use term in the actual land use process.
