摘要
商品住宅投资成本过高、构成不合理是商品住宅价格居高不下的主要原因.因此从投资成本构成入手.对各构成要素分别采取相应对策。降低成本支出,调整成本构成,是降低商品住宅价格,激活房地产市场的关键所在。
The excessive cost investment and the unreasonable cost constitution of commodity housing play a leading part in its lingering high prices. Therefore, in order to reduce commodity housing prices and thus activate the property market, we should, first of all, take into consideration the cost investment constitution, and then adopt corresponding countermeasures with regard to the individual cost constituents. Only in this way can we expect to witness a reduction in cost expenditure as a result of the regulation of cost constitution.
