摘要
选取中国31省(市、区)2000-2007年的面板数据,分别从截面估计和时间估计角度对房地产价格与居民可支配收入关系进行了实证研究。研究表明:居民可支配收入与房地产价格均高度相关。从截面估计看,不同地区居民可支配收入对房地产价格的影响程度不同,其中天津、上海、福建等发达省市房地产价格对居民可支配收入弹性较大。从时间估计看,居民可支配收入对房地产价格的影响从2000年到2007年逐渐升高.并提出相关的政策建议。
China's 31 provinces selected for the 2000-2007 panel data from the cross-section estimates and time estimates in terms of real estate prices and the disposable income of residents of the relationship between the empirical research. Study shows that: the disposable income of residents and real estate prices are highly correlated. Estimated from the cross-section, the different parts of the disposable income of residents on the impact of real estate prices in varying degrees, including Tianjin, Shanghai, Fujian and other provinces and cities in the developed real estate prices on the disposable income of residents will be able to enjoy greater flexibility. Estimated from the time, the disposable income of residents of the impact of real estate prices from 2000 to 2007 increased gradually, and make relevant policy recommendations.
