地价与房价关系探讨——以南宁市为例 被引量:5

摘要 地价与房价的关系一直是各方关注和争论的焦点,是房地产市场调控的关键.本文针对"地价与房价的关系"这一焦点问题进行探讨,在分析近几年南宁市地价与房价变化情况的基础上,将计量经济学的定量分析方法应用到地价与房价关系的评价中,对南宁市相关数据进行分析来确定地价与房价的相互关系和因果决定关系,研究结果认为,短期内地价对房价的影响较大,但从长期来看房价对地价的影响程度较为明显,地价只是影响房价的因素之一,不能起决定性的作用. The relationship between land prices and house prices,which is exactly the research topic in this paper,has been being not only the attention and the focus of debate from parties,but also the key to control the real estate market.Based on the changes in land and housing prices of Nanning city's in recent years and applied the quantitative analysis of econometric methods to the evaluation,the results of the research show that the impact of price of land on that of house is more obvious in the short term,while in the long run the case is just on the contrary,because the price of land can not play a decisive role only as a factor impacting on housing prices.
