摘要
对住宅价格变化影响居民消费行为的国内外相关文献进行综述,在此基础上根据1998—2008年的季度数据实证检验我国城市商品住宅价格变化对居民消费行为产生的影响,实证检验的结果是我国房地产市场的财富效应在长期均衡关系中并不显著,根据实证检验结果分析,我国城市商品住宅价格变化对居民消费行为产生负面影响的深层次原因。
Firstly,this papersummarizes the research on the impact of changes in house prices on consumption.And then it examines the housing wealth effects through empirical evidence.Using aggregate consumption data between 1998 and 2008,it confirms house price increases appear to have a dampening effect on aggregate consumption,although the results are statistically insignificant.Lastly,it analyzes the deep reason why the house prices changes have a negative effect on consumption in ourcountry.
