摘要
《国民经济和社会发展统计公报》数据显示我国70个大中城市2006~2009年商品房销售价格同比增长分别为5.5%、7.6%、6.5%和1.5%,虽然同比增速有所放缓,但商品房销售价格的绝对数还是保持在高位运行。福利是居民主观感受到的幸福或痛苦的程度。房价上涨对居民会产生福利的损益,对于拥有住房的家庭增加了其福利,而对于没有住房的家庭则增加其住房成本,造成福利损失。房价上涨对不同群体福利造成不同的影响,应采取一些政策建议来弥补房价上涨对租房家庭造成的福利损失。
