摘要
人工景区已成为中国旅游产品开发的重要形态,具有高端化、综合化发展趋势。旅游综合体作为一种旅游导向型土地综合利用形式在人工景区开发中逐渐兴起,并拓展到城市土地发展领域。通过旅游产业、非旅游产业关联整合,旅游综合体有望成为旅游地段与城市土地发展的一种有效方式。借助新增、置换、关联、储备、协调等途径,旅游综合体具有域内更新、域外联动、综合统筹3种开发形式,旅游综合体在功能结构、运营模式和选址特征三方面促进主题公园与主题景区的发展。
Man-made tourism attractions have been an important form for setting up new attractions in China and taken on the trend of being high-end and multi functional developed. Tourism Complex (TC) is a new category of tourism products that has emerged during such a transformative stage of tourism development. As a vehicle of Tourism-Oriented Comprehensive Land De- velopment,TC steps from tourism land use into the realm of urban land development. By the advantage of integration of tourism industry and other sectors,TC offers a potential way to efficiently develop mixed-use land. There are 3 kinds of land develop- ment models for TC, with the strategies of newly development, land substitution, land reservation, land coordination and integration. TC has broken the boundaries of traditional understanding about man-made attractions, solicited from theme parks, in regards of functions configuration, enterprise operation and site selection.
