摘要
通过对郑州城市居民消费意愿的微观调查数据进行实证分析,发现居民名义收入和房价本身对居民消费意愿没有显著的影响,但是居民名义收入和房价的比值,以及名义收入和购房支出的比值对居民消费意愿有着显著的重要影响。研究表明,在中国大中城市,房价和购房支出已经成为居民判断其名义收入真实价值的重要指标,房价通过影响居民名义收入的真实价值这一机制,对居民的消费意愿产生了重要影响;单纯地降低房价或单纯地提高名义收入,可能难以提高中国居民的消费意愿,只有提高居民名义收入的真实价值,才能有效地提高居民的消费意愿。
Using survey data, it is found that nominal income and housing prices have no significant effects on the willing consumption of city residents in China, but the ratio of nominal income and housing prices and the ratio of nominal income and expenditures of purchasing housing have. It is shown that in large and medium cities, housing prices and expenditures of purchasing housing have become the important measures for residents to judge their nominal income, and reducing housing prices and raising the nominal income may be difficult to raise the consumption willingness, which need to raise the real value of residents' nominal income.
