摘要
市场比较法因具有简单易行的特点,在房地产评估领域得到广泛应用,然而传统的市场比较法在交易实例的选取以及因素量化修正方面存在一定局限性。本文通过引入OWA算子对主要特征因素进行赋权,并采用模糊数学的隶属度和贴近度等概念对传统市场比较法进行改进,大大提高了评估结果的精度;最后通过实例证明,将该方法运用于房地产估价中是切实可行的。
The market comparison method has the characteristics of simple and feasible,has been widely used in real estate appraisal.But there are some limitations of traditional market comparison approach in selecting the transaction instances and the quantization and correction of factors.This paper introduces OWA operator weights assigned to the main features of factors,and use the concepts of Membership and closeness in fuzzy mathematics to improve the traditional market comparison method,so that the accuracy of the evaluation results improved greatly.Finally,an example shows that the method applied to the real estate appraisal is feasible.
