摘要
房地产去库存政策实施两年来,全国各地的房地产市场呈现出不同的走势。不少学者对一、二线城市的房地产去库存进行研究,找到并提出了相应的对策;但少有对三、四线城市房地产去库存的研究,更没有对少数民族地区房地产的研究。呼和浩特市作为少数民族自治区的省会城市经历了十多年的迅猛发展后,出现了供过于求,库存过大的现象。在房地产市场急需去库存、国家运行经济新常态并行的背景下,如何有效消化房地产库存,使呼和浩特市房地产行业持续健康的发展、使少数民族地区经济持续稳定成为一个亟需研究解决的问题。基于此,本文探究呼和浩特市近十年的房地产行业的状况,找出影响呼和浩特市房地产去库存的主要因素,提出促进呼和浩特市房地产去库存的对策。
In the two years since the implementation of the real estate destocking policy,the real estate market across the country has shown different trends.Many scholars have studied the real estate destocking in first-and second-tier cities,and found and put forward corresponding countermeasures.However,there are few studies on real estate destocking in third-and fourth-tier cities,and there is no research on real estate in minority areas.After more than a decade of rapid development as a capital city of a minority autonomous region,Hohhot City has experienced an oversupply and overstocking.Under the background that the real estate market urgently needs to go to stocks and the new normal state of the country′s operating economy,how to effectively digest real estate stocks,make the sustainable and healthy development of the real estate industry in Hohhot,and make the economic stability of minority areas become an urgent problem to be solved.Based on this,this paper explores the situation of the real estate industry in Hohhot for nearly ten years,finds out the main factors affecting the real estate destocking in Hohhot,and proposes countermeasures to promote real estate destocking in Hohhot.
