摘要
文章以武汉市地铁站点为例,提出了基于POI大数据的地铁站点土地价值绩效性评估方法。首先利用网络大数据采集技术,采集各大城市POI及相关数据。数据包括交通可达性数据、公共服务设施数据、住房价值数据、人口分布数据等,并对数据进行清洗和处理,结合ArcGIS的空间统计分析工具对地铁站点的周边设施进行相关分析,对各类指标进行量化统计和归一化处理,从而对现状的地铁站点土地价值进行评估,对在建的地铁站点设施分布提供相关建议,为后续的城市轨道交通设施建设提供数据支撑,提高城市开发建设的科学性和客观性。
Taking Wuhan metro station as an example, this paper presents a method to evaluate the land value performance of metro station based on POI big data. First, use the network big data acquisition method to collect POI and related data of various cities, which includes traffic accessibility data, public service facilities data, housing value data, population distribution data, and so on. Then we should clean and process the obtained data. Third, combing with ARCGIS Spatial statistical analysis tools, this paper analyze the correlation of the surrounding facilities of subway stations, quantify and normalize various indexes, and evaluate current land values of subway stations. This paper is expected to be able to provide relevant suggestions on the distribution of facilities under construction in metro stations, provide data support for the construction of urban rail transit facilities and improve the scientific and objectivity of urban development and construction.
