摘要
在内向型增长的存量规划时代,老旧小区改造更新工程,将会是新一轮城市发展的价值增长点。老旧小区住宅建筑外墙改造的节能做法与施工方法将是工程的重点。基于“老旧小区住宅建筑现状”问题的专题调研,了解老旧小区居民对居住功能、空间、流线、外观、内饰、设备等方面所能提供的舒适性和技术性的要求,提出结合外遮阳设计、保温性能提升的低能耗与装配式改造技术方法耦合的预制保温门窗及墙体概念,以侧重被动式技术推广、可再生能源利用和环境保护的荷兰与德国的更新改造经验为启示,从外挂保温芯材选择、保温装饰板与遮阳构件一体化、外墙保温节能优化、安装模式选择等方面提出具有针对性的改造策略,使老旧小区改造符合可持续与环保的当代社会发展理念。
In the era of inward growth of stock planning,the old residential retrofit project will be the value growth point of the new round urban development.The energy saving and construction methods of exterior wall reconstruction in old buildings are the key points of the retrofit project.Based on the preliminary professional investigation named“Status Quo of Old Residential Buildings”,the higher requirements of residents living in old buildings which lie in living space functions,spaces,streamlines,facades,interior decoration,equipment,etc.are expounded,the method of prefabricated insulation door/window/wall system coupling the low energy consumption and prefabricated retrofit technology combining external shading design are proposed,improving thermal insulation performance,taking the experience of Netherlands and Germany focusing on passive technology popularization,renewable energy utilization and environmental protection as the enlightment.Corresponding reform strategies are proposed from aspects of external insulation core material selection,integration of insulation decorating plate and shading components,outer wall heat preservation and energy saving optimization,and installation mode,to make the retrofit of the old residential districts conform to the contemporary social development concept of sustainability and environmental protection.
