新型城镇化下贵州省土地市场化水平演变趋势及驱动因素分析

Evolution Trend and Driving Factors of Land Marketization Level in Guizhou Province Under the Background of New Urbanization

由于提高土地市场化水平对于优化土地资源配置,提高土地资源利用效率具有重要意义。利用土地市场化水平模型测算了贵州省9个地州市2010-2019年的土地市场化水平,对其演变趋势进行了分析,最后利用地理探测器来识别了土地市场化水平的驱动因素,结果表明:①2010~2019年,贵州省土地市场化水平总体不断提升,由2010年的0.3增加到2019年的0.42,提升了约1.4倍;②贵州省各州市土地市场化水平存在明显的差异,土地市场化水平较高的地区以省会贵阳市为中心,土地市场花水平较低的地区为边缘地区;③土地市场化水平的空间分异特征是多因素交互作用的结果,包括经济发展水平、二三产业结构、财政收入水平、城镇化水平,在不同时期,各因子的影响程度存在差异。

Improving the level of land marketization is of great significance to optimize the allocation of land resources and improve the utilization efficiency of land resources.The land marketization level of nine prefectures in Guizhou Province from 2010 to 2019 was calculated by using the land marketization level model,and its evolution trend was analyzed.Finally,the driving factors of land marketization level were identified by using geographic detectors.The results showed that:①From 2010 to 2019,the land marketization level in Guizhou Province has been continuously improved,increasing from 0.3 in 2010 to 0.42 in 2019,an increase of about 1.4 times.②There are obvious differences in the level of land marketization among cities and municipalities in Guizhou Province.The higher level of land marketization is centered in Guiyang City.The provincial capital,and areas with a low level of land market spending are marginal areas.③The spatial differentiation of land marketization level is the result of the interaction of multiple factors,including the levels of economic development,the structure of secondary and tertiary industries,the level of fiscal revenue,and the level of urbanization.In different periods,the influence degree of each factor is different.
