基于熵权法-模糊综合评判法的耕地发展权价格评估研究——以湖南省为例

On Price Evaluation of Farmland Development Rights Based on Entropy Weight Method and Fuzzy Comprehensive Evaluation——Taking Hunan Province as an Example

文章以湖南省为例,构建耕地资源价格评价指标体系,从2011-2013年湖南统计年鉴和国土资源公报收集到原始数据,采用熵权法确定权重,结合模糊综合评判法确定各因素对耕地资源价格各等级的隶属度,运用综合评判模型得出耕地资源价格。在此基础上,运用差值法,利用土地出让收入与耕地价格、土地开发费用,利润和利息的差额,从而得到耕地发展权价格。结果表明湖南省耕地发展权价格在时间序列上呈递增的趋势。

Taking Hunan as an example, the writer constructs cultivated land resource prices index system. On the basis of original data of land and resources from 2011 to 2013 in Hunan statistical yearbook and land resource bulletin, the writer determines the weight in entropy weight method, determines the factors of cultivated land resource prices each grade of membership degree combining with the fuzzy comprehensive evaluation method and gets cultivated land resource prices through comprehensive evaluation model. On this basis of land transfer income and the cultivated land price, land development costs, profits and interest balance, the writer gets the price of farmland development rights with the difference method. It is concluded that the price of farmland development rights in Hunan increases from 2011 to 2013. Finally, the writer analyzes the conclusion simply.
