某高层建筑物室内联合迫降纠偏加固方法的应用

摘要 依托粉土地区某已发生不均匀沉降且未有收敛趋势的高层建筑住宅楼,对其不均匀沉降进行了原因分析。提出采用锚杆静压钢管桩进行基础加固,并应用预应力封桩技术快速控制沉降。沉降较大区域基础加固铰支预应力封桩完成后,在室内采用掏土联合冲水振捣的迫降纠偏方法加速建筑物沉降较小一侧的沉降速率。施工过程中,科学合理地控制冲水振捣频率并通过加强沉降观测多次动态调整冲水振捣频率。实践证明,该联合迫降纠偏加固方法可快速解决建筑物的不均匀沉降,并精确有效地实现建筑物纠偏。最大迫降高度达到8.9cm,倾斜由0.284%纠至0.150%,施工完成后沉降速率稳定在0.02mm/d以内,满足稳定验收标准。积累了类似建筑物不均匀沉降的迫降纠偏加固经验,对具有地下室的既有建筑纠偏加固设计和施工具有指导性意义。 The article analyzes the reasons for uneven settlement of a high-rise residential building in a silty soil area that has undergone uneven settlement and has not shown a convergence trend.Propose the use of anchor rod static pressure steel pipe piles for foundation reinforcement,and apply prestressed pile sealing technology to quickly control settlement.After the completion of foundation reinforcement,hinge support,and pre-stressed pile sealing in areas with large settlement,the forced landing correction method of soil excavation combined with water flushing and vibration is used indoors to accelerate the settlement rate of the side with smaller settlement of the building.During the construction process,scientifically and reasonably control the frequency of water flushing and vibration,and dynamically adjust the frequency of water flushing and vibration multiple times by strengthening settlement observation.Practice has proven that the combined forced landing correction reinforcement method can quickly solve the uneven settlement of buildings and accurately and effectively achieve building correction.The maximum forced landing height reaches 8.9 cm,and the inclination is corrected from 0.284% to 0.150%.After the construction is completed,the settlement rate stabilizes within 0.02 mm/d,meeting the stability acceptance criteria.Accumulated experience in forced landing correction and reinforcement similar to uneven settlement of buildings,which has guiding significance for the design and construction of correction and reinforcement of existing buildings with basements.
