武汉市居住空间分区特征及分异格局初探

A Preliminary Study on the Characteristics and Differentiation Pattern of Residential Space Division in Wuhan

城市居住空间分异是社会资源空间非均衡配置的具象化表达,意味着高档住宅的资源剥夺与社会群体分化。以中部重要城市武汉市为例,基于居住空间指标体系划分居住空间,识别不同居住区的资源配置情况,利用空间分异指数分析比较武汉市不同居住区的空间分异水平。结果表明:城市居住区之间资源结构差别明显,优质居住区少且分布集中,不同居住区的空间分异值相差较大,越靠近城市中心的居住区分异值越低,越往城市外围其分异值越高。探索城市内部居住空间分异特征能够为中国城市空间规划与房地产市场调控提供参考。

Urban residential space differentiation denotes unbalanced allocation of social resources,reflecting deprivation of surrounding resources by high-end housing and segregation of social groups.This paper takes Wuhan,an important city in central China,as an example.It develops a residential space index system to divide residential space.Furthermore,the paper applies spatial segregation index to analyze the spatial differentiation of different residential spaces and housing with different prices.The results reveal obvious divergences in resource structure among different residential spaces,and the high-quality residential spaces are few and more concentrated.Space segregation level of different residential spaces varies significantly,with a positive association between distance to city center and differentiation value.This paper provides references for urban residential space planning and real estate market regulation in China.
