北京市建设用地需求影响因素研究

Influential factors of construction land demand in Beijing

本文基于生产环节理论,以北京市为研究区域,分析了北京市2009~2016年建设用地规模变化及其影响因素,探讨了社会经济发展水平、人口规模、消费水平和粮食安全等各因素对建设用地需求的作用方向及影响程度。结果表明,北京市建设用地规模主要受社会经济发展水平、农业生产水平和人口规模的影响,人口结构和居民消费水平与建设用地规模显著不相关;北京市地区生产总值对建设用地规模起负向作用,人口增加促进建设用地规模扩张。

This paper based on the production link theory and taking Beijing as the research area,analyzed the change of construction land scale and its influencing factors in Beijing from 2009 to2016,and discussed the direction and influence degree of various factors such as social and economic development level,population size,consumption level and food security on construction land demand.The results show that the main influences on the scale of construction land in Beijing are the level of social,economic development agricultural production level and population size.There is a significant uncorrelation between the population structure and the level of residents’consumption with the scale of construction land.It is concluded that the gross regional product in Beijing has a negative effect on the scale of construction land,and the increase of population promotes the expansion of construction land scale.
