Integrated Constr uction and Mixed-Use Guidance for R ail Transit Station Development Under the TOD Concept

用途混合作为TOD理论的主要原则之一,在各类轨道交通场站一体化项目中均有体现,国内对轨道站点地区的功能混合开发亦日渐重视,但在实践中如何合理规划场站一体化范围的各类用途并推动理念落地尚未形成完备体系。本文在总结相关研究与各地实践经验基础上,对场站一体化建设项目的范围与圈层进行界定,并根据站点的功能定位提出分圈层的用途混合指引,归纳轨道场站用途混合的规划管控手段与编制手法等,从而为我国轨道场站的功能混合开发与一体化建设提供优化措施参考。

Mixed-use,as one of the main principles of TOD theory,is reflected in all kinds of integrated construction projects of the rail transit station.In China,more and more attention has been paid to the mixed-use development of rail station areas,but in practice,how to reasonably plan various usages for the station area and promote the implementation has not yet formed a complete system.Based on the experience of research and practice at home and abroad,this paper defines the various scopes of the integrated construction area of the rail transit station,analyses the function-orientation guidance for projects according to their locations around the rail transit station,and proposes the related planning and control methods,thus to provide optimisation measures as reference to the integrated construction and mixed-use of rail transit station in China.
