确权、市场信念与农地流转契约选择:一个理论分析框架

Land Titling, Market Belief, and Contract Selection in Farmland Transfer:A Theoretical Framework

文章以中国新一轮农地确权为背景,将制度经济学、制度心理学、社会学等多学科理论相结合,将市场信念纳入确权对农地流转契约选择的分析中,阐明"确权—市场信念—农地流转契约选择"的作用机制。认为农地确权对农地流转契约选择的影响并非简单的直接作用,而是通过市场信念的形塑对农地流转契约选择行为产生影响,促使农户作为市场理性决策者行事,农地流转交易从身份交易转向匿名交易。文章构建的"确权、市场信念与农地流转契约选择"的理论框架,有利于明确农地确权对农地流转行为的中介作用路径,进一步拓展农地流转研究的理论视角。

Based on the new round of land titling policy in China, this paper combines the discipline theories of institutional economics, institutional psychology, sociology and brings the market belief into the analysis of the contract selection of farmland transfer, and expounds the mechanism of"land-titling--market belief--contract behavior in farmland transfer". It is believed that the impact of land titling on the contract behavior in land transfer is not simple and direct, but through the shaping of market belief, it affects the contract selection in land transfer, and urges farmers to act as rational decision makers in the market. Moreover, the farmland transfer transaction changes from identity transaction to anonymous transaction. The theoretical framework of"land titling,market belief and contract selection of farmland transfer"constructed in this paper is helpful to clarify the intermediary action path of land titling in farmland transfer behavior, and further expand the theoretical perspective of farmland transfer research.
