近代天津英租界规划、建设与地价变动研究

A Study of Planning,Construction and Land Price Fluctuation in Tianjin’s British Concession

本文还原了天津英租界从划定到规划,再到吹填、道路修筑的历史过程和空间形态,并探讨了吹填工程中各利益方相互交织的关系,以及地价变动。租界建设离不开母国的技术支持,在英租界的建设过程中,西方城市规划的实践与新理念、技术和人才支持起到了重要作用。另一方面,市政工程的顺利开展也离不开利益相关方的配合,在吹填业务开展过程中,海河工程局、英租界工部局以及包括先农公司在内的租界业主人员互有重叠,利益的交织使得各方容易达成一致。经过规划与建设,天津英租界地价实现了大幅上涨,土地开发效率也日益提高,最终传统城市空间得到拓展,租界区域逐渐发展成为城市新的经济中心。

Examining the spatio-temporal evolution process of Tianjin’s British Concession and the intertwined relationship between various stakeholders in land filling project,the present paper points out that the technical support from the home country played an important role on the building of concession and the cooperation between stakeholders was also significant.The result of building concession was that the old city,which was the conventional economic center,was gradually replaced with the concession mattering economically to Tianjin.
