摘要
基于2007年~2019年中国30个省域的面板数据,构建空间滞后模型(SLM)对交通便利性、产业结构变迁与住房价格关联性及空间溢出效应进行实证分析。实证结果表明:住房价格具有显著的空间效应;从全局角度看,铁路建设衡量的交通便利性会抑制房价,而公路建设和产业结构变迁则会促进住房价格上升。从效应分解角度看,公路建设和产业结构变迁提高本地区住房价格,对相邻地区具有正向的空间溢出效应,同时在区域上存在异质性。通过中介效应模型验证表明,产业结构变迁是交通便利性影响住房价格的中介变量。
Based on panel data of 30 Chinese provinces from 2007-2019,a spatial lagged model(SLM)is constructed to empirically analyze the correlation and spatial spillover effects of transportation accessibility,industrial structure change and housing prices.The empirical results show that housing prices have significant spatial effects;from a global perspective,transportation accessibility measured by railroad construction suppresses housing prices,while highway construction and industrial structure change promote housing prices.From the perspective of effect decomposition,road construction and industrial structure change increase housing prices in the region,and have positive spatial spillover effects on neighboring regions,while there is regional heterogeneity.The verification through the mediating effect model indicates that industrial structure change is the mediating variable of transportation accessibility affecting housing prices.
