基于不同装配率的装配式混凝土建筑投资估算指标差异与影响因素研究

Research on the Difference and Influencing Factors of Investment Estimation Index of Prefabricated Concrete Building Based on Different Assembly Rate

以住房和城乡建设部办公厅2020年发布的《装配式建筑工程投资估算指标》(征求意见稿)为数据支撑,从指标构成的角度分析不同装配率下,装配式混凝土建筑投资估算指标的差异。研究发现,随着装配率的提高,人工费和机械费占比减小,材料费占比增大,且材料费中预制构件的价格较高是导致装配式建筑造价居高不下的主要因素。为控制装配式混凝土建筑造价,提出培训装配式产业工人、合理配置机械来更好地发挥人工和机械的优势,建立标准化设计体系、加强政策引导,鼓励扩大构件产能来降低构件费用等建议。

Based on the“prefabricated construction project investment estimate index”(draft for comments)issued by the General Office of the Ministry of Housing and Urban-Rural Development in 2020,this paper analyzes the investment estimation of prefabricated concrete buildings under different assembly rates from the perspective of index composition.The study finds that with the increase in the assembly rate,the proportion of labor and machinery costs decreased,and the proportion of material costs increased,and the increase in the price of prefabricated components in the material cost was the main factor leading to the high cost of prefabricated buildings.In order to control the cost of prefabricated concrete buildings,proposes to train prefabricated industrial workers,rationally configure machinery to better utilize the advantages of labor and machinery,establish a standardized design system,strengthen policy guidance,and encourage expansion of the production capacity to reduce prefabricated components suggestions on costs.
