摘要
面对自2019下半年下降的租金和攀升的空置率,曾经在创投风口的"灵活办公"在经历了市场的检验后,逐步迈向以输出品牌与物业管理、选址设计工程总承包、销售及租赁代理的多元化业务方向。数据化地呈现元多化发展前灵活办公的商业模式中各项费用在确认销售上的占比,并分析因商业模式的迭代与规模化的扩张所带来的营收增长。在盈利至上的经济拐点前,以增加管理效率的策略调整为企业带来了现金流上一定的正面效应。
With falling rents and rising vacancy rates since the second half of 2019,the co-working office,which used to be at the venture capital boom,has gone through harsh market tests and gradually moved towards exporting a variety of revenue-oriented service of exporting brands and property management,site selection and design engineering general contracting,sales and leasing agents after experiencing the market test.This paper presents the proportion of various expenses in the confirmed sales in the business model of co-working space before the development of meta diversification,and analyzes the revenue growth brought by the iteration and scale expansion of the business model.Before the turning point of profit-making economy,the strategic adjustment to increase management efficiency has brought a certain positive effect on cash flow for enterprises.
