摘要
本文梳理了香港住房制度的演变历程、框架体系,描述了香港房地产市场的运行情况,建立ARDL-ECM模型对影响香港房价变动的因素进行了实证分析,并据此,思考内地如何建立房地产调控长效机制,以推动房地产市场制度改革,从而促进房地产市场长远健康地发展。
This article sorts out the evolution and framework of Hong Kong’s housing system,analyzes the current status of Hong Kong’s real estate market,and establishes the ARDL-ECM model to conduct an empirical analysis of the factors that affect Hong Kong’s housing prices.Based on theoretical analysis and empirical conclusions,think about the policy orientation of the Mainland to establish a long-term mechanism for real estate regulation and control,promote the reform of the real estate market system,and promote the long-term and healthy development of the real estate market.
