摘要
人力资本是我国经济实现高质量发展的关键要素,其对经济的影响不仅体现在产业结构和创新驱动上,也体现在住房需求上。本文建立面板向量自回归模型和面板门槛效应模型,实证研究人力资本区域差异性对商品房价格的影响。结果显示:人力资本规模、结构与商品房价格之间存在着显著的相关性。人力资本结构对房价的负向影响要强于人力资本规模;人力资本结构对房价的影响是非线性的,存在收入水平的门槛效应。
Human capital is the key factor to achieve high-quality economic development in China. Its impact on the economy not only reflects in the industrial structure and innovation drive, but also reflects in the housing demand. This paper establishes the panel vector autoregression model and panel threshold effect model, and empirically studies the impact of the human capital on the price of commercial housing. The results show that: there is a significant correlation between the scale and structure of human capital and the price of commercial housing, the negative impact of the sructure of human capital on housing prices is stronger than that of the scale of human capital;the impact of the sructure of human capital on housing prices is nonlinear, and there is a threshold effect of income level.
