北京某商业综合体装配式建筑结构方案选型

Selection of prefabricated building structures for a Beijing-based commercial complex

北京某大型商业综合体项目,为典型大底盘单塔楼偏置平面布局,A#商业裙楼较狭长,高度32.50m,B#酒店塔楼平面呈规则矩形,高度44.75m,按北京市地方政策要求,本项目需实施装配式。因建筑物高度均小于60m,按2019年时政策要求,A#商业裙楼和B#酒店塔楼均需满足预制率≥40%,水平构件采用预制(叠合)构件或免支模的应用比例≥70%的条件。从建筑效果实现程度、施工工期、施工难易程度、经济成本、投资收益等角度综合给出了两种实现途径(钢筋混凝土装配整体式结构、钢结构)并进行了探讨,最终得出结论:A#商业裙楼采用钢框架+现浇钢筋桁架楼承板体系;B#酒店塔楼采用钢筋混凝土装配整体式框-剪结构(预制梁板+预制柱+现浇墙)。同时,基于选定的两种结构方案,也着重论述了设计和实施过程中的重点和难点,可为同类业态建筑装配式建筑结构方案的选型和设计提供参考。

A large-scale commercial complex project in Beijing is a typical large-chassis single-tower biased plane layout,A # commercial annex is narrow and long,with a height of 32.50 m,B # hotel tower is a regular rectangle,with a height of 44.75 m,according to the local policy of Beijing,the project should be assembled.As the buildings are all less than 60m tall,the 2019 policy requires that both A # commercial annex and B # Hotel Tower meet a prefabricated rate of≥40%,horizontal components using prefabricated(superimposed)components or free-formwork application ratio≥70%of the conditions.In this paper,from the angle of building effect,construction period,construction difficulty,economic cost and investment income,the author gives two ways to realize it(reinforced concrete assembly integral structure and steel structure)and discusses them,the conclusions are as follows:A # commercial annex building adopts steel frame+cast-in-place steel truss floor bearing plate system;B # Hotel Tower Building adopts reinforced concrete assembly integral frame-shear structure(precast beam-plate+precast column+cast-in-place wall).At the same time,based on the two selected structural schemes,the paper also focuses on the key points and difficulties in the design and implementation process,which can provide reference for the type selection and design of similar prefabricated building structural schemes.
