发展装配式建筑是实现建筑业转型升级的重要举措,国家正大力推行发展装配式建筑,住建部于2017年发布《装配式建筑评价标准》(GB/T51129)重要文件,首次提出了认定装配式建筑评价方式,各地方省市因城施策,陆续出台了适合当地装配式建筑评价办法。装配式建筑评价得分方案不同,导致建造成本存在差异。结合武汉市装配式混凝土住宅项目,通过多个装配式建筑评价方案对比分析,定量研究了不同评价方案对成本增量影响的大小,为装配式混凝土住宅设计方案选型提供参考。

Developing prefabricated buildings is an important measure to realize the transformation and upgrading of the construction industry, The country is vigorously promoting the development of prefabricated buildings. The Ministry of Housing and Urban Rural Development issued an important document, Evaluation standards for fabricated buildings(GB/T51129), in 2017, which first proposed the evaluation method for identifying prefabricated buildings. Local provinces and cities implement policies according to the city, and have successively issued evaluation methods for local prefabricated buildings. The evaluation schemes for prefabricated buildings are different, As a result, there are differences in construction costs. This paper, based on the Wuhan prefabricated concrete residential project, quantitatively studies the impact of different evaluation schemes on cost increment through comparative analysis of multiple prefabricated building evaluation schemes, providing a reference for the selection of prefabricated concrete residential design schemes.
