基于装配率与预制率双控下装配式建筑增量成本分析

Incremental cost analysis of prefabricated building based on double control of assembly rate and prefabrication rate

与现浇混凝土住宅建筑相比,采用装配式建造带来的成本增量是制约装配式住宅建筑推广应用的关键因素。通过对装配式混凝土住宅建筑装配率的各项评价项的应用比例计算与对比分析,并结合预制混凝土方量与预制率的计算,综合给出两种方案的差异性。本文以剪力墙结构高层住宅建筑为工程背景,基于地方细则《宁波市装配式建筑装配率与预制率计算细则》(2018甬DX-15),对比分析了不同装配式建筑专项设计方案得分评价,从增量成本角度进行深入探索和研究,得出竖向预制构件引起的增量成本最高,水平预制构件引起的成本增量次之,内隔墙非砌筑条板墙引起的成本增量最低,从评价项来说,针对主体结构得分项优先选择水平构件,为类似工程的装配式建筑设计方案选择提供典型范例。

Compared with cast-in-situ concrete residential buildings, The cost increment brought by prefabricated construction is the key factor that restricts the popularization and application of prefabricated residential buildings.Through the application proportion calculation and comparative analysis of various evaluation items of assembly rate of prefabricated concrete residential buildings, Combined with the calculation of precast concrete volume and precast rate,Give the differences between the two schemes.This paper takes the shear wall structure high-rise residential building as the engineering background, Based on the local rules Calculation rules of assembly rate and prefabrication rate of prefabricated buildings in Ningbo(2018 Yong DX-15), the score evaluation of special design schemes of different prefabricated buildings is compared and analyzed.In-depth exploration and research from the perspective of incremental cost.It is concluded that the incremental cost caused by vertical prefabricated components is the highest.The cost increment caused by horizontal prefabricated components comes second.The cost increment caused by non-masonry batten wall in the internal partition wall is the lowest.From the evaluation item, the horizontal component is preferred for the main structure score item.It provides a typical example for the design scheme selection of prefabricated buildings in similar projects.
