广州市南沙区装配式建筑成本控制方法研究

Research on cost control method of prefabricated buildings in Nansha District, Guangzhou

装配式建筑在工期、安全、质量、节能等方面具有突出的优势,但目前在预制构件的生产、运输和安装等建安环节仍具有一定的成本增量,影响了装配式建筑的大规模推广。根据广州南沙区装配式发展的实际情况,从成本增量的构成入手,结合广东地区的实际工程项目,在装配率策划、设计、生产、施工、管理等方面对设计单位、建设单位、施工单位等参与方提出装配式建筑的成本控制方法。成本控制方法的关键在于合理选择装配率得分方案,提高标准化、专业化的设计水平,优化装配式技术路线和施工技术方案,提高标准化、工业化生产程度,合理选择构件生产企业,提高安装效率和安装水平,适当采用EPC工程总承包管理模式和信息化管理技术。对装配式建筑的实施有借鉴意义。

Prefabricated buildings have outstanding advantages in construction period,safety,quality and energy saving,but at present,there is still a certain cost increment in the production,transportation and installation of prefabricated components,which affects the large-scale promotion of prefabricated buildings.According to the actual situation of prefabricated building development in Nansha District,Guangzhou,starting with the composition of cost increment and combined with the actual engineering projects in Guangdong,this paper puts forward cost control methods of prefabricated building for the participants such as design unit,construction unit and construction unit in the aspects of assembly rate planning,design,production,construction and management.Reasonably select the scoring scheme of assembly rate,improve the design level of standardization and specialization,optimize the assembly technical route and construction technical scheme,improve the degree of standardized and industrialized production,reasonably select component production enterprises,improve the installation efficiency and installation level,and appropriately adopt EPC project general contracting management mode and information management technology are significant cost control methods.This paper has reference significance for the implementation of prefabricated buildings.
