摘要
我国装配式混凝土结构的土建成本一直远超传统现浇建造方式,是现阶段装配式建筑发展亟待解决的主要问题。本文将基于上海市最新的预制率和装配率计算规则,在满足建筑单体40%预制率或60%装配率的条件下,对上海市某一装配式混凝土高层住宅项目案例进行经济性分析,通过计算工程造价,对比主体结构和围护墙中各类构件、不同的内装部品(技术)引起的建筑安装工程费用的增量,考察了各类构件和内装部品(技术)分别对预制率和装配率的贡献程度,从经济性层面对这些构件、部品或技术的优先选用次序进行了排序,对上海市装配式混凝土高层住宅的装配方案设计具有一定的指导意义,并对上海市的预制率和装配率的计算规则提出了合理化建议。
The cost of prefabricated concrete structure in China has been far higher than the traditional cast-in-place construction method,which is the main problem to be solved in the development of prefabricated buildings nowadays.Based on the latest calculation rules of precast ratio and prefabrication ratio in Shanghai,this paper will make an economic analysis on a prefabricated concrete high-rise residential project in Shanghai under the condition of meeting the precast ratio of 40%or prefabrication ratio of 60%.By calculating the project cost,this paper compares the increment of construction and installation cost caused by various components and different interior parts(technologies)in the main structure and retaining walls.This paper investigates their contribution to the precast ratio and prefabrication ratio,and ranks the priority of these interior components or technologies from the economic efficiency level.It has certain guiding significance for the assembly scheme design of prefabricated concrete high-rise residential buildings in Shanghai.Reasonable suggestions on the calculation rules of precast ratio and prefabrication ratio in Shanghai are put forward.
