摘要
针对安徽商品房价格的影响因素,首先基于2000~2019年安徽省统计年鉴相关数据,选取实际GDP、实际城镇居民人均可支配收入和总人口三个解释变量,运用Eviews软件建立多元线性回归模型,对其进行多重共线性、异方差性和自相关等计量经济学检验方法检验并修正模型.结果显示,城镇居民人均可支配收入和总人数对安徽省商品房价格有正向影响.基于研究结论提出建议,以期为安徽省商品房地产业的平稳发展提供参考依据.
Aiming at the influencing factors of commercial housing prices in Anhui,based on the relevant data of the Anhui Statistical Yearbook 2000~2019,three explanatory variables of actual GDP,actual per capita disposable income of urban residents and total population are selected,and a multiple linear regression model is established.Using Eviews software,Conduct multicollinearity,heteroscedasticity,autocorrelation and other econometric testing methods,the model is tested and modified.The results show that the per capita disposable income of urban residents and the total number of people have a positive impact on the price of commercial housing in Anhui Province.Based on the research conclusions,suggestions are provided a reference for the stable development of the commercial real estate industry in Anhui Province.
