摘要
住宅价格在城市内部空间呈现出一定的空间异质性,对房价影响因素的研究有利于管理者对土地利用政策与房地产开发计划的实施与调控.运用POI数据构建MGWR模型,对2020年11月济宁市中心城区住宅区位对价格的影响因素进行研究,揭示了房龄、最近医院距离、最近学校距离等7个因素对济宁市中心城区住宅价格的具体影响能力及各因素影响能力和尺度的空间异质性.
As the housing price in the urban internal space presents a certain spatial heterogeneity,the research on the influencing factors of housing price is conducive to the implementation and regulation of land use policy and real estate development plan.Therefore,by using POI data to construct MGWR model,this paper studies the influencing factors of housing location on housing price in the central area of Jining City in November 2020,and reveals the specific influence ability of seven factors,including age of the house,distance to the nearest hospital and nearest school,on housing price in Jining central area,as well as the spatial heterogeneity of influence ability and scale of each factor.
