摘要
在回迁小区由乡村迈向城市的过渡转型中,物业管理构成了空间变革下社区治理的一项新挑战。以一个回迁小区发起并实现物业自管的组织实践为例,阐述了城市社区物业关系中的多元主体参与物业自管的行动逻辑,发现利益与责任是驱动各行为主体展开行动的两个核心要素。关注到基层党组织在物业自管实践中的引领作用,发现基层党组织的主导性参与,通过力量整合、信任提升和成本转嫁三种作用机制,有效促成了自治秩序的达成和物业管理融入社区治理的目标实现。
In the transition from rural community to urban community,property management constitutes a new challenge of community governance under spatial change.Taking the practice of initiating and realizing property self-management in a relocated community as an example,this paper reveals the action logic of multi actors in community governance participating in property self-management,finding that interest and responsibility are the two core elements driving each participator to act.Meanwhile,focusing on the leading role of grass-roots party organizations in the practice of property self-management,the study found that with the leading participation of grass-roots party organizations,the three mechanisms of force integration,trust promotion and cost transfer have effectively contributed to the achievement of autonomous order and the realization of the goal of integrating property management into community governance.
