摘要
住宅专项维修资金适用于保修期满后住宅房屋工程的共用部位和共用设施设备的维修。现行《住宅专项维修资金管理办法》存在与上位法不协调、使用困难、支付不及时等不足,为此提出改进资金动用投票机制、细化缴存基数、拓宽资金使用方式、提高资金使用效率、引入中介机构提供相关服务、搭建信息平台解决信息不透明问题等相关建议。
The residential special maintenance funds is applicable to the maintenance of the common parts and common facilities and equipment of residential housing projects after the expiration of the warranty period.The current Measures for the Management of Residential Special Maintenance Funds has some shortcomings,such as incompatibility with the upper law,difficulty in use,and untimely payment.Therefore,some suggestions are put forward to improve the voting mechanism for funds utilization,refine the deposit base,expand the use of funds,improve the efficiency of fundsutilization,introduce intermediary agencies to provide relevant services,and build an information platform to solve the problem of information opacity.
