摘要
文章简要分析青年住宅租售市场供给端现状,结合青年的特点探讨供给端在高密度条件下如何从市场定位、设计理念、建设施工三个方向,为需求端的青年提供符合市场预期、回应消费诉求的住房产品.研究认为应以SOLO公寓及衍生产品和长租公寓作为青年住房类型的市场定位,明确实用化、组合化、多样化的户内空间设计理念,借鉴应对高密度人居环境而产生的"扩展公共区域、复制地面环境"新型理念,依靠建筑行业装配式建造技术、BIM模型技术、巨型企业的全产业链管理实现创新建设.
This study introduces current situation of supply side of youth housing trade market in metropolis with high-density buildings.In order to supply youth with housing product that meets market expectation and consumer’s requirement,supply side should make joint efforts in directions of market positioning,design idea and construction process under highdensity conditions.It concludes that solo apartment,its derivative apartment and long-term rental apartment should be treated as the main market positioning,indoor design clearly centers on practical,combined and diversified design concept,the new idea of“extending public area and copying ground environment”be taken in new style building construction when solving the problem of high-density living environment,fabricated construction technique,BIM model technique,commercial management by mammoth enterprise on whole product chain should be applied so as to achieve innovative construction.
