创新金融工具是改变目前我国房地产自有资金不足、资金来源过分依赖银行贷款现状的关键,只有这样才能有效防范房地产金融风险。央行121号文件正是着眼于此。本文分析了未来有较大发展潜力的三种融资渠道———房地产信托投资、房地产证券化、吸引外资注入。
Creating financing tool is the key to change the present situation of lack of own capital and excessively depending on loan of the bank in the real estate industry. Through this way, we can partly guard against financial risk. No. 121 document from The Central Bank fixes attention to the problem exactly. The author analyzes three more potential method of financing in the future real estate trust investment, real estate-backed securitization and drawing foreign capital.
