摘要
商用物业开发失败的主要原因是盲目套用住宅或其它物业的策划模式 ,而以商用物业的策划特点为基础总结出的营销策划流程 ,则把流程中构思决策、投资决策、阶段性决策三大阶段作为重点 ,把握策划条件与策划环境的动态评价与反馈 。
The main cause for the failure in commercial real estate development is the blind adoption of the strategic planning of residence or other estates. A marketing strategy based on the features of commercial real estate focuses on the three steps, i.e. conception, investment and phases with dynamic evaluation and feedback on the condition and environment of strategic planning. It also shows the unique aspects of commercial real estate itself during the operation of each step.
