摘要
现阶段,南京城市化、再城市化进程加快,房地产业显现出高速成长的特征,并已初步形成新的消费热点和投资热点,房地产业这种高成长性的源泉是:居民消费结构升级,人口城市化快速发展,导致房地产需求迅速增长;房地产业与相关产业的产业链长、关联度高,具有成为支柱产业的潜力,进而拉动区域经济增长,加入WTO,在推动产业升级和消费需求结构升级、增强有效供给、扩大有效需求等方面,带来房地产业及住宅业巨大的发展空间。但中国加入WTO跨国公司势必大举进军中国房地产业,使南京的房地产发展商、房地产策划业和销售代理业、房地产金融保险业不得不面对日益强烈的竞争压力。南京房地产业发展中还存在一些难题亟待解决。因此,必须从开发项目的规划审批、房地产开发项目的品质控制、房地产市场结构的调整、土地市场的健全和完善、房地产市场管理体制的改革等方面,加强对南京区域房地产市场的调控,促进房地产业的持续、稳定发展。
Recently during the ever accelerating urbanization and re urbanization course in Nanjing the real estate industry which scam at a high growth speed has developed into a new hot spot for both investors and consumers. The sources of the high growth in the real estate industry lie in the soaring demand for real estates raised by the upgrade of resident consumption structure and the acceleration of the population urbanization. That the real estate industry has a long industrial chain and a high relevancy with concerned industries makes it attains the potential to be a supporting industry which can haul the whole economic gmwth forward. The entry of China to WTO leading to the upgrade of industry struc-ture and consumption structure which is bound to increase effective supplies and effective demands will offer new opportu-nities for the development of Chinese real estate industry. The entry of China to WTO will be accompanied by the entry of international companies into China that will bring the real estate development companies, the real estate sales - agency companies and the real estate financing companies in Nanjing under the pressure of more and more vigorous competition. Taking into consideration the remaining spiny problems in the development of Nanjing real estate industry, stuff measures involved in the examination of development projects, the quality control of development projects, the regulation of the real estate market, the promotion of the healthiness and development of the real estate market and the reform of the supervising institutions must be taken to strengthen the control of the government over Nanjing real estate market which will contribute to the stable and sustainable growth of Nanjing real estate industry.
