我国现阶段房地产业发展弊病与应对措施浅析

摘要 我国房地产市场化已走过了10多年历程,取得了许多成就。但由于起步较晚,在相关政策和经验等方面尚存在许多漏洞和不足,由此导致目前我国房地产业在发展中出现了不少弊病。而其中有些问题如未能引起足够的重视,不能及早得到妥善解决,将对我国保持经济持续、健康发展产生较大负面影响。对此,就目前我国房地产业存在的弊病、有可能造成的危害以及相关应对措施进行探讨,分析本轮房地产泡沫中最大的威胁所在及其对我国社会、经济生活的严重危害,提出采取相关行政、金融、财税、法律等政策有节奏地协调联动、控制国际投机资金进入,尤其是严控国际投机资金短时间大量退出以及促进我国产业多元化发展、大力发展我国民族产业等措施,为促进我国经济的健康和可持续发展打下基础。 Our country real estate market has already been in the process of development for more than 10 years and has obtained much glorious achievement.But because of a late start,many loopholes and shortage still exist in the related policy,experience,etc.,which has caused a lot of maladies in our country real estate industry development.If these problems can not attract attention and can not be solved as early as possible,they must endanger our country economy's sustained and healthy development.Thus,the article mainly discussed the maladies,damage possibly occurred and countermeasures for our country real estate market.It also points out the biggest threat to our country real estate market and its serious damage to our social and economic life.In order to lay a foundation for our country economy to develop properly and continuously,this article puts forward a lots of policies such as administration,finance,finance and tax and law to work coordinately and rhythmically so that the entry of international gogo funds,especially the funds which enter and retreat in a large amount but within a short time,can be limited and controlled.Meanwhile,our country's industry multi-development and national industry development can be guaranteed
