摘要
目前,我国房地产融资工具较为单一,其缺陷严重影响了房地产业的适时升级,制约着房地产业持续健康发展。推行住房抵押贷款证券化既可减轻融资的社会风险,又可促进房地产业持续健康的发展,当是房地产融资工具的时代抉择。
Currently,the method of financing for real estate in China is a single-mode system;the shortcoming of such a system has seriously confined the developments and upgrade of the industry.Therefore,to carry out the system of mortgage backed securitization,in short,MBS will not only reduce the financing risks but also continuously enhance the developments of the real estate in a healthy way.Thus,mortgage backed securitization system is the appropriate choice at new times of financing.
