摘要
介绍了房地产企业开发过程中的期权特征,并在传统的经济价值评估方法上,提出实物期权的实用方法。根据房地产项目的特点和实物期权的特征来划分房地产项目和实物期权的类型,分析了房地产开发项目评价过程中的实物期权定价理论,并阐述了实物期权评估过程的一般工作框架。
This paper introduces double features in the process of the development of real estate, and proposes the practical method of adopting double in kind based on the traditional evaluating methods of economic values. It is believed that the classification of real estate items and double in kind should be based on their characteristics. It also analyzes the pricing theory of double in kind in the process of the evaluation of real estate items and expatiates the general working frame of the evaluating process of double in kind.
