摘要 从整体上看,唐宋时期房产租赁业处于比较活跃的发展阶段。甚至可以说,这一时期的租赁业在中国古代历史上具有承前启后的历史作用。从唐、北宋两个不同朝代来看,因为其社会背景不同,也因为城市商品经济发展程度不同,唐代和北宋房产租赁虽然有相似的部分,但同时也呈现出各自不同的特征。从整个国家区域和各个不同城市来说,北宋较之唐代,城市房产租赁业规模更大。从唐、北宋租赁经营性用房、住宅用房比重方面来看,北宋相对于唐代,城市房产的商品化程度更高一些,北宋时期,城市所租赁的房产住宅用房和经营性用房规模都超越了唐代。 Overall,the Tang and Song Dynasties in the property rental business more active stage of development.One could even say that this period of leasing industry in ancient China with a link between past and future history of the historical role.Tang and Song dynasties from two different view,because of their different social backgrounds,but also because the level of economic development of urban merchandise is different from the Tang Dynasty and the Northern Song Dynasty While real estate leasing have similar parts,but at the same time showing a different character.Specific analysis of the Tang and Northern Song Dynasty regional distribution characteristics of real estate leasing and Tang and Northern Song leasing business space,residential space changes in the proportion of the characteristics could be further from the micro aspects of social change to understand the phenomenon of the Tang and Song Dynasties.
