摘要
建立标准宗地体系 ,是完善我国地价理论的需要 ,也是政府监测地价动态的需要。标准宗地有自身的标准 ,要求有广泛的代表性、相对的稳定性、可公示和易于辨认。标准宗地应按商业、居住和工业三种基本用途与相应的级别分层次设置。标准宗地体系在动态的基准地价评估、任意时点的宗地地价评估及动态地价指数评估等许多方面有着广泛的用途。
Establishing the classifying system of standard land meets the demand of perfecting the theory of land price in China and facilitates the government in supervising the changes of land price. With a standard itself, standard land should be very typical, relatively stable, easy to distinguish and can be opened to the public. Standard land should be classified at different levels according to three basic functions-for business, residential and industrial uses-and relevant grades. The system of standard land has found widely application in evaluating the price of basic land and standard land, and dynamic index of land price.
