房地产产业关联和功能定位的动态考察与国际对比——基于中美日德巴投入产出表的对比分析

The dynamic study and international comparison of real estate industry association and function positioning——Based on the comparative analysis of input-output table

本文利用我国及美日德巴五国的投入产出表对房地产的产业关联及功能定位进行动态考察及国际对比,结果发现房地产业具有产业链长,但是关联度低的特点,并且国内的动态分析及国际对比都表明房地产不宜作为支柱产业、先导产业、主导产业及基础产业,它应当是提供最终需求产品的高附加值产业,其发展方向为科技服务推动型产业。

This paper uses input-output table of five countries of the dynamic investigation and international contrast of real estate industry association and function,found that real estate industry has a long industry chain,but the correlation degree is low,and the dynamic analysis and international comparison shows that real estate is not suitable as the pillar industry,forerunner industry,dominant industry and fundamental industry,it should provide the final demand of products of high added value industry,the direction for the development of science and technology to promote services industry.
