长春市保障性住房和商品住房的临界分析

摘要 结合长春市商品房的市场价格和居民的可支配收入,运用动态房价收入比和月付收入比法,对居民的商品房购买能力进行了估测。研究结果表明:收入最低10%人群甚至包括收入最低40%的中低收入群体应纳入住房保障范围;同时,当保障性住房和商品住房的比率不突破4∶6时,保障性住房的建设不会冲击现有商品房市场。 This paper unifies the market price of commercial housing and the disposable income of residents,using the dynamic housing price to income ratio and the monthly income ratio method to estimate the commercial housing purchasing power of residents.The results show that:10% of the population in the lowest income even including the income of the lowest 40% of low-income groups should be included in the scope of indemnificatory apartment At the same time,when indemnificatory apartment and commercial housing ratio is 4∶6,the construction of indemnificatory apartment could not impact the commercial housing market.
