城市社区居民满意度评价研究——以高档商品房社区和旧居住社区为例

Evaluation of Urban Community Residents' Satisfaction Based on AHP——with High-Grade Commercial House Community and Old Residential Community as examples

城市社区居民满意度是评价社区建设与管理的重要标准之一。文章以高档商品房社区和旧居住社区为例,采用层次分析法确定了城市社区居民满意度评价指标及权重系数,高档商品房社区更注重对"社区管理"和"居民期望"的评价,旧居住社区则侧重于"居民生活性需要"和"社区管理"的评价。在此基础上,对盘锦市的两个社区进行了实地调研。调查结果显示,高档商品房社区居民的满意度明显高于旧居住社区。但是,高档商品房社区居民的参与程度和对社区的感知程度普遍不高,而旧居住社区的居民生活性需要和社区管理仍然存在着较多的问题。

Urban community residents' satisfaction is an criterion of community building and management.High-grade commercial house community and old residential community are taken as examples to design the weights of all indicators based on analytic hierarchy process(AHP).The evaluation of high-grade commercial house community should focus on community management and residents' expectation,while the evaluation of old residential community should emphasize residents' living needs and community management.Two communities of Panjin city were surveyed.The results show that the community residents' satisfaction of high-grade commercial house community is significantly higher than that of old residential community.However,the levels of residents' participation and perception are low in the high-grade commercial house community,and there exist some problems of residents' living needs and community management in the old residential community.
