摘要 通过分析影响购房者房屋需求的因素,解释了高房价困境产生的原因,认为当前高房价首先是由于经济中25~35周岁人口的第一个高峰的到来所引致的对房产的旺盛需求所致,但是房价的节节攀升是由于对未来高房价预期的结果。要抑制过高的房价,关键在于有效管理公众对未来房屋价格的预期,并给出了相关的政策建议。 This paper analyzes the factors which influence people to buy the house and explains the reason of high-housing. Firstly, high-housing is produced by heavy demands which are resulted from the advent of the first tide of people whose age belong to 25~35 in economy. Secondly, because of the prospective results of high-housing in the future which cause housing to increase more and more. Accordingly, if to control high-housing, the key is how to manage the expectation of public about housing effectively. In addition, this paper gives some related policy suggestions.
